Living in Colleton River

Set along the tidal marshes and waterways of the South Carolina Lowcountry, Colleton River occupies roughly 1,500 acres of old-growth live oaks, native marshlands, and river frontage in Bluffton — minutes from Hilton Head Island. A 24/7 staffed gate and approximately 525 single-family homesites on generally half-acre-plus lots define the community's scale and pace: spacious, unhurried, and shaped by the natural terrain of the Carolina coast rather than imposed upon it.

The golf program is the community's signature. The Jack Nicklaus Course and the Pete Dye Course — both ranked in Golf Magazine's Top 100 Greatest Courses in the United States — run through a landscape of marsh, river vistas, and centuries-old oaks that makes each round distinctly Lowcountry in character. A six-hole par-3 short course designed by Bruce Borland rounds out the on-site golf offering, providing a third option that suits a different pace of play without leaving the property.

Water defines the community as much as golf does. Colleton River is bordered on three sides by water, with more than seven miles of shoreline along the tidal river that gives the community its name. Immediately adjacent, the 977-acre Victoria Bluff Heritage Preserve — managed by the South Carolina Department of Natural Resources — adds roughly four miles of biking and nature trails to the surrounding landscape, placing one of the Lowcountry's most intact natural reserves at the community's edge.
