How this works

Four sub-scores, each normalized to the same 0-100 scale before weighting — so no single factor can silently dominate. Lifestyle compatibility is the weighted overlap between your chosen lifestyle and each community’s attribute profile, adjusted for how closely the community’s privacy character matches your preference. Market momentum combines trailing year-over-year appreciation, inventory pressure (months of supply), and buyer demand (the share of the market under contract) from recorded MLS sales. Rental potential scores each community’s actual rental policy against your intent. Budget fit measures how much of the community’s price band overlaps yours — a cheap community is not rewarded for an ultra-luxury budget.

Your ownership goal sets the weights: an investment buyer weighs momentum and rental potential most; a primary-residence buyer weighs lifestyle and cost fit. Communities whose price band cannot reach your budget are filtered out before scoring.

Momentum inputs refresh automatically from the canonical MLS feed; low-sample communities keep curated editorial baselines rather than fabricating a number from thin data.
