Buyers relocating from other markets frequently underestimate the layer of due diligence specific to Hilton Head Island pool homes. The first check is covenant verification: request the full community POA or CSA covenants and confirm that a private pool is permitted, that its dimensions fall within current architectural standards, and that no outstanding architectural violations attach to the property. Second, obtain the pool's permit history from Beaufort County — an un-permitted pool can create title complications and may require remediation at the buyer's expense. Third, confirm the pool equipment age and condition: salt systems, heaters, and filtration controllers on a home that has operated as a short-term rental for multiple seasons may be at or past expected service life.
